Under PLRA's 2026-27 schedule a copy of record costs Rs 900 in service charges, or Rs 4,000 by express service, plus the Board of Revenue's government fee. Every fard carries a QR code for checking. A fard shows land in the revenue record. For plots in private housing societies, PLRA lists a separate Property Transfer System.

To get a fard online in Punjab, log in to the Punjab Zameen app or PLRA’s online fard portal with your CNIC, choose Get Fard, enter the district, tehsil, mauza and khewat or khasra number, and pay online. Under PLRA’s 2026-27 schedule, a copy of record costs Rs 900 in service charges, or Rs 4,000 by express service, plus the government fee. A fard shows who owns land in the revenue record. It does not cover a file in a housing society.

A fard is the land-record extract issued by the Punjab Land Records Authority (PLRA). PLRA describes it as an official document showing the area, location and ownership of a piece of land. It is used as proof of ownership for a sale, a court case or a loan.

How do I get a fard online in Punjab?

PLRA publishes this five-step flow for the Punjab Zameen app and its online portal:

  1. Open the Punjab Zameen app (Google Play or App Store) or PLRA’s online fard portal at onlinefard.punjab-zameen.gov.pk. Log in or register with your CNIC or mobile number.
  2. Choose Get Fard and enter the property details: district, tehsil, mauza (revenue estate), and the khewat or khasra number.
  3. The system pulls the ownership record from PLRA’s database. Check that your name and the ownership details are correct.
  4. Pay the fee online. PLRA says online payment options are available.
  5. Download the digital fard or collect it from your nearest Arazi Record Centre (ARC).

Each fard gets a unique Fard ID. You can use it to check the status of your request online.

If your CNIC isn’t in the land record, PLRA says to visit the ARC with your original documents and ask for it to be added. Arazi Moawin centres can’t serve you until it is.

What do I need to get a fard?

PLRA asks for:

  • your original CNIC
  • the property details: khewat, khasra or registry
  • for urban property, the registry; for rural land, the mutation (intiqal) details
  • the fee

Your fingerprints must pass NADRA verification. If they fail, PLRA says you must update them at NADRA first. An elderly owner can bring a co-owner or the village lumberdar to confirm identity, and the Service Centre Incharge can issue a manual token.

Someone else can get your fard with a general power of attorney (mukhtarnama aam) verified by the Sub-Registrar.

Where else can I get a fard?

Route How it works Good for
Punjab Zameen app or portal Log in, enter khewat or khasra, pay online, download Owners whose CNIC is in the record
Arazi Record Centre (ARC) Give CNIC or property details at the counter, get a token, pay, get a printed and signed fard First-time fards, record problems
Arazi Moawin centre or kiosk The representative checks the record and submits the request; you get a printed copy or download it Owners near a centre; CNIC must be in the record
Pakistani mission abroad Visit with passport, NICOP or POC and property documents Overseas Pakistanis

PLRA lists 151+ ARCs, 59 Qanungoi ARCs and 20 mobile ARCs. You can use any ARC in Punjab if your CNIC is in the system. A fard usually takes 10 to 15 minutes if the record is computerised. You can also get one at a Dahi Markaz Mall (DMM) where a patwari is available.

Information fard or sale fard: which do I need?

PLRA issues two kinds:

  • Information fard: for checking ownership only.
  • Sale (bai) fard: for a registry and transfer. It must carry the buyer’s name and CNIC, because that data goes straight into the e-Registry system.

If you are only checking a record before a deal, an information fard is enough. For the transfer itself, see property transfer in Punjab.

How do I check a fard is genuine?

Every PLRA fard has a printed QR code. Scan it to check the fard against PLRA’s record.

A fard has no expiry date. But PLRA warns that transfers and mutations change the record, so it advises getting a fresh fard before any sale, transfer or mortgage. As a buyer, ask for a fard dated close to the deal and scan its QR code yourself.

Under the 2026-27 schedule, banks and other agencies pay PLRA Rs 1,000 per successful check to verify a fard, GPC, mutation or registry. If you are borrowing against land, see home loans in Pakistan.

What a fard doesn’t tell you

Society files are a different system. PLRA asks for a khewat, khasra or registry to issue a fard, and a society file usually carries none of these. PLRA lists a separate Property Transfer System, for private housing societies, which charges Rs 3,000 per transaction in 2026-27.

ARY News reported on 20 July 2026 that in Lahore a Property Certificate will serve as legal proof of ownership in public and private housing schemes, and that issuance had begun. Private schemes had until 31 August 2026 to upload their sale and purchase records to PLRA’s Housing Society Management System. Check the society itself first: see the LDA approved societies list.

It may not match the ground. A fard is an extract of the record, not a site survey. PLRA’s deputy director told The Express Tribune in July 2026 that about 96% of Punjab’s land records are digitised. He said the other 4% are mostly estates with ownership disputes or long-standing record gaps.

Is the fard still valid after the Green Property Certificate?

Yes, as of the latest reports we found. The rules changed three times in summer 2026:

Date Change Source
1 Jul 2026 Green Property Certificate (GPC) made mandatory for sales, gifts and mortgages; the Board of Revenue stopped fards for transactions in most districts The News, The Express Tribune
11 Jul 2026 PLRA notification: a GPC is no longer required; the fard or a certified copy of the land record can be used again Daily Pakistan
24 Jul 2026 PLRA resumed issuing computerised extracts in computerised revenue estates; no clear policy yet for non-computerised areas The Express Tribune

A GPC is issued after a surveyor checks ownership, possession and location on site, followed by a 15-day online notice for objections. PLRA says that where the record has errors, it issues a GPC only after they are corrected.

Can overseas Pakistanis get a fard?

Yes. You can visit the Community Welfare Attaché at a Pakistani mission with your passport, NICOP or POC and property documents. After biometric verification, the mission issues the fard. A fard issued through a foreign mission costs USD 50 on top of the normal charge (2026-27 schedule).

On 8 September 2026, APP reported that the embassy in Abu Dhabi and the consulate in Dubai had started issuing fards. For buying from abroad, see property for overseas Pakistanis.

What if my fard is lost, or my name is wrong?

  • Lost fard: find the Fard ID (from the record centre or an old copy), file a police report and an affidavit. PLRA cancels the old fard and issues a new one.
  • Name or CNIC missing: visit the ARC with your original documents to request a correction or CNIC entry.
  • Owner has died: PLRA records the change of ownership as a mutation; see succession certificates in Pakistan.

For complaints, PLRA’s line is (042) 111-22-22-77, Monday to Saturday, 8 am to 5 pm.
