DHA Gujranwala review: runs under DHA's 2002 Order, possession confirmed in Sectors C and G, DHA's plot rates by sector and price trends. Oct 2026.
AI Summary
DHA Gujranwala runs under DHA's Chief Executive's Order No. 26 of 2002, so its approval comes from DHA, not GDA. Possession was handed over in Sectors C and G on 17 November 2023, and older DHA text says Commercial Zones 1 and 2 too. Other file holders wait for a third Phase 1 location ballot with no date. DHA's own September 2026 list puts a 5 marla plot in Sector A at Rs 43 to 55 lakh. Zameen's 5 marla average rose 71% from May 2021 to August 2026.
DHA Gujranwala runs under DHA’s own 2002 Order, not a GDA approval, but we could confirm possession only in Sectors C and G (17 November 2023) and Commercial Zones 1 and 2. On DHA’s own list for late September 2026, a 5 marla plot in Sector A was Rs 43 to 55 lakh. If you hold an unballoted file, the next ballot has no date.
Its legal basis is DHA’s own law, not an approval from GDA (Gujranwala Development Authority). DHA Gujranwala’s Construction and Development Regulations 2022 are made under Chief Executive’s Order No. 26 of 2002. That order reconstituted DHA Lahore and was published in the Gazette of Pakistan on 19 September 2002.
The same regulations call Gujranwala one of DHA’s “chapters”, alongside Lahore, Multan and Bahawalpur, and refer to a “Defence Housing Authority Gujranwala Order”. We couldn’t find that order separately in a gazette, so we follow DHA’s own regulations.
We couldn’t open GDA’s website to check its lists: it didn’t load on 16 October 2026. A May 2026 news report on GDA’s list of 191 illegal schemes in Gujranwala doesn’t name DHA. Use our society approval check for any scheme near it.
Possession means DHA hands over a demarcated plot you can build on. A location ballot is the draw that gives file holders a plot number.
| Date | What happened |
|---|---|
| Oct 2018 | Residential and commercial plots offered on a three-year instalment plan |
| Feb 2019 | Computerised ballot for those plots |
| 22 Apr 2019 | Development work launched |
| 30 Jun 2022 | Location ballot for the Executive Block (1 and 2 kanal) |
| 17 Nov 2023 | Possession handed over in Sectors C and G |
| Undated | Older DHA FAQ text, no longer shown on the page, says Commercial Zones 1 and 2 were handed over |
As of October 2026, DHA’s FAQ says the third location ballot of Phase 1 “will be announced as and when finalized”. A file that misses one ballot is allotted in the next.
After the ballot, you pay development charges in instalments. DHA’s FAQ says possession is handed over “once development charges are cleared”.
DHA publishes its own open-market price list. Its note says the rates “are obtained from open market” and may vary slightly. Prices below are for 16 to 30 September 2026, converted from million rupees.
| Sector | 5 marla | 10 marla | 1 kanal |
|---|---|---|---|
| A | Rs 43 to 55 lakh | Rs 90 lakh to 1.2 crore | not listed |
| B | Rs 40 to 50 lakh | Rs 70 to 95 lakh | Rs 1.2 to 1.4 crore |
| C | Rs 36 to 65 lakh | Rs 90 lakh to 1.25 crore | not listed |
| E | Rs 33 to 42 lakh | Rs 65 to 81 lakh | Rs 1 to 1.5 crore |
| G | not listed | Rs 72 lakh to 1.25 crore | Rs 1.04 to 1.82 crore |
| K | Rs 23 to 38 lakh | not listed | not listed |
| Q | not listed | Rs 40 to 60 lakh | Rs 62 to 80 lakh |
The Executive Block lists 1 kanal at Rs 2.75 to 2.9 crore and 2 kanal at Rs 4.8 to 5.05 crore. In DHA’s regulations a marla is 225 sq ft; see our marla to square feet converter.
DHA’s list is a single snapshot, so the charts use Zameen’s price index. It averages asking prices across all of DHA Gujranwala, every sector together.
Source: Zameen.com, as of Aug 2026
The 5 marla average went from Rs 24.4 lakh in May 2021 to Rs 35.6 lakh in May 2023, then barely moved to Rs 36.2 lakh in May 2025. It reached Rs 41.6 lakh in August 2026, up 71% in just over five years.
Source: Zameen.com, as of Aug 2026
The 10 marla average rose from Rs 40 lakh (May 2021) to Rs 77.2 lakh (August 2026), up 93%. Both sizes fell in 2024: the 5 marla average dropped about 22% between February and November 2024 before recovering.
Zameen’s average sits below DHA’s Sector A range because it pools cheaper sectors, files and plots. Use DHA’s list for a specific sector.
Zameen showed 974 plots for sale in DHA Gujranwala on 16 October 2026, and DHA publishes its own price list. DHA says it is “a housing authority not a real estate agent” and points buyers to its registered dealers.
Transfers go through DHA and need a No Demand Certificate, which takes two working days. The urgent transfer fee is Rs 34,000 for a fully paid file and Rs 15,000 for an instalment file, and a distant online transfer costs Rs 20,000. Late instalments carry a surcharge of 0.05% a day.
DHA Gujranwala is on GT Road, north of the city. On OpenStreetMap it sits about 4 km in a straight line from Gujranwala Cantonment and 13.5 km from the railway station. The Gujranwala Interchange on the motorway link is about 26 km away, and Sialkot International Airport about 36 km.
