Sectors A and B got possession in 2019, C in 2020, Prism was inaugurated in 2023 and G completed in 2024; Sector E is under development. DHA Peshawar is a statutory authority under its own Khyber Pakhtunkhwa law, the DHA Peshawar Act 2009. Sectors A, B and C have had possession since 2019 and 2020, and DHA lists Prism and G as delivered by 2024. Prices rose fast: on Zameen, the average 10 marla plot was Rs 1.40 crore in August 2026, up 50% in two years.
Is DHA Peshawar legal?
Yes. The Defence Housing Authority Peshawar Act 2009 (NWFP Act X of 2009) was passed by the provincial assembly on 21 January 2009 and published on 24 April 2009. It is deemed to have taken effect from 14 September 2008, and it was amended in 2010.
The Corps Commander Peshawar chairs the Governing Body, with the provincial Chief Secretary as vice-chairman. The Act covers land notified as DHA’s “specified area” in Peshawar and adjoining districts. DHA says the project was announced in 2014 and opened to the public that year.
Which DHA Peshawar sectors have possession?
Possession means handing over a developed plot you can build on. DHA’s site uses sectors, not phases.
Sector
Status (date we could check)
A and B
Possession from November 2019
C
Possession set for 29 July 2020
Prism
Inaugurated 2023
G
Development completed and inaugurated 2024
E
Development started 2025
To take possession, you get an NOC (no-objection certificate) from DHA’s Transfer Branch, then the plot is handed over by its Town Planning and Building Control directorate. DHA’s notice says a possession NOC stays valid for 6 months before construction, and NOCs issued before 30 August 2024 were cancelled.
DHA also maps Sector G1 and commercial zones A and B. For files, DHA set a ballot for 10 September 2026 for affidavit files and intimation letters issued by 5 September 2026. DHA says inclusion in the ballot doesn’t guarantee a plot number, and we found no result as of 25 October 2026.
What is the DHA Peshawar per marla price?
DHA doesn’t publish resale prices, so we use Zameen’s listing index. It averages asking prices across all sectors, so a change in which sectors are listed moves the number.
Plot
Aug 2024
Aug 2025
Aug 2026
5 marla
Rs 61.45 lakh
Rs 62.45 lakh
Rs 88.26 lakh
10 marla
Rs 93.25 lakh
Rs 1.02 crore
Rs 1.40 crore
That works out to about Rs 14 lakh a marla for 10 marla plots and Rs 17.7 lakh a marla for 5 marla plots in August 2026 (our calculation).

Source: Zameen.com, as of Aug 2026
The 10 marla average was Rs 21.16 lakh in April 2016. Most of the recent rise came in 2026: it was Rs 1.05 crore in February 2026.
What is the DHA Peshawar transfer fee?
DHA’s transfer page says residential charges “vary case to case according to plot size”, and it doesn’t list them. The only published table is for commercial plots: Rs 100,000 for 4 marla, Rs 200,000 for 5 marla, Rs 275,000 for 8 marla and Rs 500,000 for 1 kanal.
Late submission of transfer papers, more than 30 days, costs 25% a year of the transfer fee. The last residential figures we found are old: in May 2016, Zameen reported Rs 64,000 for 10 marla and Rs 103,000 for 1 kanal. Ask DHA’s transfer office for the current fee before you agree a price.
The process: the seller gets a No Demand Certificate (NDC), both parties sign the transfer register at DHA’s Transfer Office, and the buyer applies for a fresh allotment letter within 30 days. Government taxes are separate; see our guide to tax on property sales.
Does DHA Peshawar have gas, electricity and water?
DHA lists provision of electricity and Sui gas among its services, and water filtration plants in Sectors A, B and C, as of October 2026. It gives no dates by sector, so ask DHA in writing about your sector before you pay.
How did DHA Peshawar get its land?
In 2014, the provincial revenue department banned land sales in the areas marked for DHA, including land opposite Regi Lalma Township on Nasir Bagh Road. Dawn reported that farmers and a former agriculture minister objected to housing on fertile land and said they would go to court.
By January 2015, Dawn reported, DHA had taken possession of about 6,000 kanals on the Regi side and was acquiring about 4,000 more. We found no later court ruling on the scheme.
How easy is it to resell a DHA Peshawar plot?
Zameen showed 1,426 plots for sale in DHA Peshawar on 25 October 2026, the most of the three new DHA cities we reviewed. Buyers abroad can read our guide to buying property as an overseas Pakistani.
DHA Peshawar is in the west of the city, off Nasir Bagh Road and the Northern Bypass, next to the University of Peshawar. Measured on OpenStreetMap, Pakistan Chowk inside DHA is about 10.6 km in a straight line from Bacha Khan International Airport and 12.5 km from Peshawar Cantonment railway station.
Suits: Peshawar buyers who want a plot with possession in Sectors A, B, C, Prism or G and plan to build.
Avoid if: You are buying an affidavit file and need a plot number soon; ballot inclusion doesn't guarantee one.
Main risks:
Residential transfer fees aren't published; DHA says they vary by plot size.
Possession NOCs are valid for 6 months; those issued before 30 August 2024 were cancelled.
Prices rose fast in 2026, so recent buyers carry more downside if the market cools.
Commercial plots not built within 4 years pay a yearly fine.
