Choose Central Park if you want an LDA-listed scheme with plenty of buyers and sellers. Choose Bahria Nasheman only if you want a small, finished Bahria community and can live with the fact that we found no approval record for it. In September 2026 a 5 marla plot averaged about Rs 64.8 lakh in Central Park and Rs 51.2 lakh in Bahria Nasheman. The two sit about 3 km apart on Ferozepur Road. The table above compares both on our seven criteria.
Central Park is on LDA’s approved list: “Central Park” (948 kanals) in the 2021 and May 2025 copies, plus Phase-II, Phase-II (Revised) and Phase-III in the November 2025 copy. The catch is size. The developer says the scheme launched with 5,400 kanals and portals say 9,500, far more than the 948 kanals listed for the first phase. The later phases’ areas aren’t given, so confirm your block falls inside one of them.
Bahria Nasheman isn’t on LDA’s approved list as reproduced in March 2021 or May 2025. It isn’t on LDA’s lists of illegal schemes from 2024 to 2026 either, and we found no approval document from any authority. Don’t confuse it with Nasheman-e-Iqbal, a different, LDA-listed society.

Central Park’s average 5 marla asking price doubled, from Rs 32.5 lakh in June 2021 to Rs 64.8 lakh in September 2026, rising in every period we sampled. Bahria Nasheman’s rose 48%, from Rs 34.7 lakh to Rs 51.2 lakh, with a dip in 2024-25.
Bahria Nasheman has only 5 and 8 marla plots; there are no 10 marla plots to compare. In Central Park a 10 marla plot averaged about Rs 1.11 crore in September 2026.
Both are lived in. Bahria Nasheman’s original blocks were developed by 2011, and the developer lists the society as sold out. Central Park has been inhabited since about 2010, with a mosque, a medical college and hospital (2014), markets and schools, but we found no dated block-by-block data.
On utilities, Bahria Nasheman gets electricity through Bahria’s bulk LESCO connection, which was cut with the rest of Bahria’s Lahore societies on 27 November 2025 and restored the next day. Zameen listed gas and water there in 2019. For Central Park, property portals say a 132 kV grid station inside the scheme supplies power, but we found no LESCO or news confirmation, and nothing on gas or water.
Central Park is by Urban Developers Group, which also built Punjab Cooperative Housing Society and Air Avenue, which DHA Lahore took over as Phase 8, according to the developer. We found no court cases against Central Park.
Bahria Nasheman is by Bahria Town (Private) Limited, whose troubles include an unpaid Rs460 billion Karachi settlement and NAB asset auctions in 2025. See our Bahria Town review.
Both are on Ferozepur Road in south Lahore. Central Park, near Kahna, is about 22 km by road from Kalma Chowk; Bahria Nasheman is about 3 km further out, at 25 km.
This is the clearest difference. On 7 October 2026 Zameen listed about 1,400 plots in Central Park, from 3 marla to 2 kanal, against 146 in Bahria Nasheman. If you might need to sell, Central Park has far more buyers looking.
