Is Park View City Lahore approved? Only its original 765 kanals by LDA; RUDA gave the rest provisional acceptance. 2025 flood, prices and risks, Oct 2026.
AI Summary
Park View City Lahore, on Multan Road about 6 km from Thokar Niaz Baig, is only partly approved. LDA approved the original 765-kanal River Edge scheme and refused the extension. RUDA, which now regulates the area, declared the society illegal in 2022 but listed its 11,209-kanal scheme as 'Provisional Acceptance is Granted' in October 2026, short of final sanction. Six blocks flooded in August 2025. A 5 marla plot averaged Rs 63.5 lakh in asking prices in August 2026, a record.
Park View City is much closer in than Bahria, about 6 km from Thokar Niaz Baig on Multan Road, but it’s only partly approved. LDA approved the original 765 kanals and refused the extension. RUDA now regulates the area and, as of October 2026, lists the 11,209-kanal scheme as “Provisional Acceptance is Granted”, not final sanction. Six blocks flooded in August 2025. A 5 marla plot averaged a record Rs 63.5 lakh in asking prices in August 2026.
Both, in part. It depends on where your plot is.
The March 2024 headlines saying RUDA had approved the society quoted only the developer’s CEO, who gave a total of 31,000 kanals. No regulator document we found supports that figure.
Yes. In late August 2025 the Ravi broke into six blocks: Diamond, Crystal, Silver, Tulip Extension, Overseas Extension and Platinum. Dawn reported 1,500 to 2,000 houses under 3 to 6 feet of water. LDA had objected years earlier that the extension land lay in the Ravi riverbed.
The developer promised compensation and began building an embankment; a paid advertorial in April 2026 described it as still under construction. We couldn’t confirm whether compensation was paid. We found no confirmed flooding in the 2026 monsoon; a viral video from July 2026 was fake.
In the older blocks, yes: the flood reports alone show thousands of houses lived in. Dawn also described tail-end blocks as uninhabited in August 2025. We found no dated, neutral block-by-block possession data.
These are Zameen’s averages of asking prices, not sale prices.

A 5 marla plot rose from Rs 43.6 lakh (June 2021) to Rs 61.9 lakh (June 2024), fell to Rs 55.7 lakh by June 2025, then hit a high of Rs 63.5 lakh in August 2026. The flood left no lasting mark on asking prices.

A 10 marla plot went from Rs 81.5 lakh to about Rs 1.28 crore over the same period, with the same dip in 2025.
We can’t score this. The older blocks are lived in, so supply exists there, but we found no independent, dated source on how gas, electricity or water are provided. The only claim about gas came from the developer’s CEO in 2024.
Vision Group (Vision Developers), owned by Abdul Aleem Khan, who was a federal minister and party president as of 2025. The society is large and lived in, but its history is contested:
Zameen listed 2,105 plots for sale on 7 October 2026, and its price index has run since 2014. That’s an active resale market. We found no data on how long plots take to sell.
On Multan Road between Thokar Niaz Baig and the Ravi, opposite DHA’s EME sector. By road it’s about 6 km from Thokar and 18 km from the GPO on Mall Road, much closer than Bahria Town or Bahria Orchard. The northern blocks sit on the river’s floodplain. See all Lahore reviews.
Suits: End users who want a closer-in society than Bahria, buying a house or plot in an older, inhabited block away from the river edge.
Avoid if: You can't get written confirmation from RUDA that your block is inside the 11,209-kanal plan, or the plot is in a low-lying block near the Ravi.
Main risks:
Based on public records and listings. Site visit pending.
Only the original River Edge scheme of 765.75 kanals is on LDA's approved list (May 2025). LDA refused the extension. The area now falls under RUDA, which lists the larger scheme as provisionally accepted.
On 7 October 2026, RUDA's website listed the River Edge Housing Scheme on Multan Road, 11,209 kanals, as 'Provisional Acceptance is Granted'. That is short of RUDA's technical approval and final sanction stages.
Yes. In late August 2025 the Ravi flooded six blocks (Diamond, Crystal, Silver, Tulip Extension, Overseas Extension and Platinum) under 3 to 6 feet of water, according to Dawn. We found no confirmed flooding in 2026; a viral July 2026 video was fake.
Zameen's asking-price index averaged about Rs 63.5 lakh in August 2026, its highest level, after dipping to about Rs 55.7 lakh in June 2025.
