Is Bahria Education and Medical City LDA approved? It's on neither LDA list as of Oct 2026. Location on Sue Asal Road, plot prices and risks.
AI Summary
Bahria Education and Medical City is not on LDA's approved list or its illegal list as of 14 October 2026, so its legal status is unconfirmed. It is on Sue Asal Road off Ferozepur Road, about 20 km by road from Bahria Orchard. A 5 marla plot averaged about Rs 24.7 lakh in asking prices in August 2026, below the 2023 peak of Rs 27.2 lakh. Electricity comes through a Bahria bulk LESCO connection, cut in November 2025. Only 149 plots were listed for resale.
Is Bahria Education and Medical City LDA approved? As of 14 Oct 2026, it is on neither LDA list: it isn’t on the Lahore Development Authority’s approved-schemes list, and it isn’t on its illegal-schemes list either. So its legal status is unconfirmed. A 5 marla plot averaged Rs 24.7 lakh in asking prices in August 2026.
LDA (Lahore Development Authority) approves private housing schemes in Lahore District. On 14 October 2026 its approved-schemes list had 400 entries, and none was named Bahria Education, Bahria Education & Medical City or Bahria EMC. Its illegal-schemes list (383 entries) doesn’t name it either.
The approved list does include an “Education City Housing Scheme” on Sua Asal Road: 302.3 kanals, Blocks A and B, finally approved on 7 Nov 2006. The list names no sponsor, and we found no source that links it to Bahria. Bahria’s own page gives no approval details.
The road itself has a record: LDA’s illegal list names other schemes on Sue Asal Road, including Eagle Homes, Haven Farms, Gulberg Park, Urban Farms and Royal Smart City. For how other societies stand, see our LDA approved societies list.
On Sue Asal (Sua Aasil) Road, off Ferozepur Road, in the Chak Butta area of Tehsil Raiwind. Bahria’s page describes it as “adjacent to Ferozepur Road”. By road it is about 31 km (29 minutes with no traffic) from Kalma Chowk.
A common mistake is to place it next to Bahria Orchard on Raiwind Road. It isn’t: the two are about 20 km apart by road and about 11 km in a straight line.
Another society we review off Ferozepur Road is Central Park.
Possession means the handover of a developed plot you can build on. Zameen reported in October 2018 that Blocks A and B had possession and that Block C was a long-term investment. Block D went on sale in instalments in late October 2018.
We found no neutral source on possession in Blocks C and D since then. Bahria’s page (last changed June 2024) shows the project as “Sold Out” but says nothing about possession. If you are buying a file, a promise of a plot before a plot number is allotted, ask the developer in writing which block it is in and whether it has a plot number.
These are averages of asking prices on Zameen, not sale prices.

A 5 marla plot averaged Rs 20.5 lakh in November 2018 and fell to Rs 17.7 lakh by June 2021. It peaked at Rs 27.2 lakh in September 2023, dropped to Rs 23.3 lakh by June 2025, and was Rs 24.7 lakh in August 2026. That is about 9% below the peak and only about 21% above 2018, before inflation.

A 10 marla plot went from Rs 29.6 lakh (November 2018) to a peak of Rs 40.9 lakh (March 2023). In August 2026 it averaged Rs 38.6 lakh, about 6% below the peak and roughly flat since early 2025.
Not for new plots. Bahria’s page lists the project as sold out, so resale is the only way to buy. The last reported instalment plan was for Block D 5 marla plots in late 2018: Rs 21 lakh, with Rs 6 lakh down and six quarterly instalments of Rs 2.5 lakh over 18 months.
Electricity comes through a Bahria bulk connection from LESCO. LESCO cut four Bahria-linked bulk connections in late November 2025 over more than Rs682 million in unpaid bills, including Rs5.465 million owed by “Bahria Education City”. Power came back on 28 Nov 2025 after Bahria paid.
So your electricity depends on the developer paying its bills. Bahria’s page claims water, sewerage and gas, but we found no SNGPL or news source that confirms gas, and no independent source on water.
Bahria Town (Pvt) Ltd, Malik Riaz Hussain’s company. Its wider record matters because services here depend on its finances:
Bahria’s page also lists schools and a “Medical University” as features. Zameen described the education and medical complex in 2018 as a future plan, and we found no source that confirms they have been built.
Hard, going by listings. Zameen showed 149 plots for sale here on 14 October 2026, against 1,883 in Bahria Town Lahore and 1,550 in Bahria Orchard a week earlier. A thin market means fewer buyers when you want to sell.
Wikipedia lists a “Sue-e-Asal Road Interchange” as No. 2 on the planned Lahore-Sahiwal-Bahawalnagar Motorway, but we found no official source that names it. ECNEC approved the motorway in August 2026 with federal funding only for its first 18.5 km, from the Ring Road near Haloki to Raja Jang Interchange on Kasur Road, so treat an interchange here as unconfirmed. See our Lahore-Sahiwal motorway guide for what is known.

Suits: Very few buyers: only someone who gets LDA to confirm the exact block's approval in writing first.
Avoid if: You need a resale exit, legal certainty, or services that don't depend on Bahria's finances.
Main risks:
Based on public records and listings. Site visit pending.
Not as far as LDA's own lists show. As of 14 October 2026 it is on neither LDA's approved-schemes list nor its illegal-schemes list. A separate 'Education City Housing Scheme' on Sua Asal Road is approved, but no source links it to Bahria.
On Sue Asal Road off Ferozepur Road, in the Chak Butta area of Tehsil Raiwind, Lahore District. It is about 31 km by road from Kalma Chowk and about 20 km from Bahria Orchard.
Zameen's asking-price index put a 5 marla plot at about Rs 24.7 lakh and a 10 marla plot at about Rs 38.6 lakh in August 2026. Both are below their 2023 peaks of Rs 27.2 lakh and Rs 40.9 lakh.
Not for new plots: Bahria's page lists the project as sold out, so you buy on resale. The last reported instalment plan was for Block D in late 2018.
Electricity comes through a Bahria bulk LESCO connection, which LESCO cut in November 2025 over Rs5.465 million in arrears and restored after payment. Bahria claims gas, but we found no SNGPL or news source that confirms it.
