# Valencia Town Lahore review: LDA status, the Valencia Valley trap, and prices

## Summary

Valencia Town on Defence Road is LDA approved. LDA's list (17 October 2026) shows Phases I to IV, 7,322.55 kanals with Blocks A to P, approved in May 1999, and Phase V, 1,121.50 kanals, approved in August 2004. Valencia Valley, on Pine Avenue Road, is a different scheme on LDA's illegal list. A 5 marla plot averaged Rs 1.35 crore in asking prices in August 2026, about double May 2021. We found no official source on utilities or the developer.

Valencia Town on Defence Road is **LDA approved**: LDA's own list (17 Oct 2026) shows **Phases I to IV** (7,322.55 kanals, Blocks A to P, approved 22 May 1999) and **Phase V** (1,121.50 kanals, approved 10 Aug 2004). ## Is Valencia Town LDA approved?

Yes. Here's what LDA's two lists show:

Two caveats. LDA's stage field says only "Approved", so the list doesn't tell you whether the approval is technical or final. And LDA's "mortgaged plots" column reads "Not Executed" for both phases.

**The Valencia Valley trap:** A seller may say "Valencia" and mean Valencia Valley, which is on LDA's illegal list. Check that your plot's block is one LDA names for Valencia Town (A to P, or L-I, P-I, H-I, J-I, K-I), and run the name through our [society approval check](/property/tools/society-approval-check/).

## Has possession been given?

Valencia Town is built up and lived in: Zameen listed **418 homes for sale** on 17 October 2026, and its area guide shows more than 190 houses for rent. Pakistan Observer reported in May 2024 that LDA demolished illegal construction on two plots there, 277/2A and 7J. We haven't checked development block by block.

## What does a plot cost in Valencia Town?

Zameen's average 5 marla asking price roughly doubled, from **Rs 66.1 lakh** in May 2021 to **Rs 1.35 crore** in August 2026. That's 14% up on August 2025 and the highest point in the series. Read the recent figures with care: the index sat unchanged at Rs 1.19 crore from July 2025 to April 2026, and Zameen doesn't explain why.

A 10 marla plot averaged **Rs 2.64 crore** in August 2026, up from Rs 1.29 crore in May 2021. It too sat flat, at Rs 2.28 crore, from June 2025 to April 2026. ## Gas, electricity and water

We can't score this. We found no SNGPL, LESCO or WASA source on supply in Valencia Town. Wikipedia says the society has its own water supply and filtration plants, but the claim has no citation, so we don't rely on it.

## Who is behind Valencia Town?

We couldn't confirm it from an official source, so we don't score the developer.

Graana's 2022 guide says the society was launched in the 1990s with development work by **PECHS** (Pakistan Employees Cooperative Housing Society), funded by Mashreq Bank. What the record does show is a society approved in 1999 that is now lived in.

## How easy is it to resell?

Fairly easy, judging by listings. On 17 October 2026 Zameen listed **178 plots** and **418 homes** for sale in Valencia, and its price index runs back to 2015. That's a deep market for both plots and built houses, though we have no data on how long a sale takes.

## Where is Valencia Town?

On Defence Road in south Lahore, beside Wapda Town Phase 1 and close to the Ring Road. It's about **8.6 km in a straight line from Thokar Niaz Baig** and 18.6 km from the GPO. Neighbours include Naz Town, Pine Avenue and NFC 1.
