# Bahria Town Lahore review: approval, prices and the risks buyers miss

## Summary

Bahria Town Lahore is a large, built-up gated township in south-west Lahore, but its LDA approval is only partly on record: the approved list we could check names Sector A and Safari Town only. A 5 marla plot averages about Rs 79.5 lakh in asking prices (August 2026), down roughly 8% from mid-2025. Electricity and water depend on the developer paying LESCO, and the developer faces serious legal problems. It suits end users who confirm their block with LDA in writing.

Bahria Town Lahore is built up, lived in and cheaper than DHA, but its LDA approval is only partly on record. The LDA approved-schemes list we could check (as reproduced in May 2025) names **Sector A** and **Safari Town**, nothing else. If you buy, buy a block you have confirmed with LDA in writing. A 5 marla plot averaged **Rs 79.5 lakh** in asking prices in August 2026.

## Is Bahria Town Lahore LDA approved?

Partly. LDA's list of approved schemes, as reproduced by Zameen in March 2021 and by Pakistan Observer in May 2025, includes two Bahria entries: Sector A (684.6 kanals) and Safari Town (446.1 kanals).

In 2015 LDA publicly warned that Sectors D, E and F were not approved. Some estate agents now say Sectors B to F have been approved since, but none of them shows an LDA letter or notification. We couldn't open LDA's own website to check the current list (it blocked our requests in October 2026).

**Before you pay a token:** Ask LDA to confirm the approval status of the exact sector and block in writing. An agent's "LDA approved" label is not evidence. See [how we judge legal status](/methodology/).

## Has possession been given?

For most of the society, yes. The older sectors are built up and inhabited. Sector F was handed over block by block: by March 2018 Quaid, Ghaznavi, Sikander and Alamgir blocks had possession, Shershah was partly developed, and about 4,500 Sector F files were still not matched to plots. We found no newer block-by-block data from a neutral source.

## What does a plot cost now?

These are averages of asking prices on Zameen, not sale prices, and they vary a lot by sector.

A 5 marla plot rose from Rs 54.5 lakh (June 2021) to a peak of about Rs 86.5 lakh (June 2025), then fell to Rs 79.5 lakh by August 2026. That is still 46% above mid-2021, but about 8% below the peak.

A 10 marla plot went from Rs 81.3 lakh (June 2021) to about Rs 1.46 crore, and has been flat since mid-2025. For the same size, DHA Lahore asks roughly 40 to 50% more; see [DHA vs Bahria Town Lahore](/property/compare/dha-vs-bahria-town-lahore/).

## Gas, electricity and water

Electricity and water run through Bahria's own system, not individual LESCO meters. Bahria buys power in bulk and resells it. On 27 November 2025 LESCO cut supply to the whole society over Rs682 million in unpaid dues, and water stopped with it because the pumps are Bahria-run. Supply came back the next day after payment. A similar cut over Rs762 million happened in 2024.

The lesson for buyers: your power and water depend on the developer paying its bills. On gas, we found no dated, reliable source on SNGPL coverage by sector, so we can't score it.

## Who is behind it?

Bahria Town (Private) Limited, founded by Malik Riaz Hussain. In Lahore it has delivered a large, inhabited township. Elsewhere the record is troubled:

- In 2019 the Supreme Court accepted Bahria's Rs460 billion offer to settle the Bahria Town Karachi land case. By November 2023 it had paid about Rs65 billion and stopped instalments.
- In January 2025 Malik Riaz and his son were declared proclaimed offenders in the £190 million Al-Qadir Trust case.
- In 2025 NAB froze Bahria accounts and auctioned some of its assets in Rawalpindi and Islamabad, and Malik Riaz warned operations could shut down nationwide.

None of these cases is about Lahore directly. They matter because services in a privately run society depend on the developer's finances, as the November 2025 power cut showed.

## How easy is it to resell?

Zameen listed 1,883 plots for sale in Bahria Town Lahore on 7 October 2026, and its price index has run without a break since 2010. That points to an active resale market. We found no data on how long plots take to sell. DHA Lahore had nearly seven times as many plots listed on the same day (12,619).

## Where is it?

South-west Lahore, off the Canal Bank Road extension near Mohlanwal. By road it is about 17 km from Thokar Niaz Baig and 29 km from the GPO on Mall Road. Lahore Ring Road's southern loop is being built along it. For other Lahore societies, see all [Lahore reviews](/property/lahore/).

**Suits:** End users who want a built-up gated community for much less than DHA, buying in Sector A or a block they have confirmed with LDA in writing.

**Avoid if:** You can't get written LDA confirmation for your exact block, or you can't live with services that depend on the developer's finances.

**Main risks:** LDA approval confirmed only for Sector A and Safari Town on the list we could check (May 2025). Electricity and water depend on Bahria paying LESCO; supply was cut for a day in November 2025. The developer's legal and financial troubles (Karachi settlement, NAB auctions in 2025). 5 marla asking prices fell about 8% from the mid-2025 peak.
