# Roof waterproofing and heat proofing in Pakistan: which method to use, and what the material costs

## Summary

On the makers' shops in October 2026, roof waterproofing coating cost Rs 3,977 for 4 litres of Brighto Flexi Roof Topcoat and Rs 3,978 a gallon of Diamond Roof Coat in Punjab. Brighto's data sheet means about 56 to 70 litres for three coats on a 1,000 sq ft roof, roughly Rs 52 to Rs 64 a sq ft in material. Liquid coatings need a dry roof and days of curing; bitumen membranes need tiles or gravel over them. No maker states how many years each lasts.

The roof waterproofing price in Pakistan starts at **Rs 3,977 for 4 litres** of a liquid roof coating on the makers' own shops (Brighto, 20 October 2026). Three coats on a **1,000 sq ft roof take about 56 to 70 litres**, roughly **Rs 52 to Rs 64 a sq ft** in material by our calculation. Labour is extra. Contractors quote by the sq ft, but we found no dated rates, so this guide gives material prices and the official daily wage instead.

## Which roof waterproofing method should I use?

The makers sell three kinds of system for a flat concrete roof:

**Coatings are easier to renew.** Sika says its Sikalastic-560 can be recoated without stripping the old layer. **Bitumen sheets must be covered.** Sika says its 4 mm APP membrane is not suitable for roofs left permanently in the sun, and is used under tiles, gravel or ballast.

No maker we read states how many years its system lasts on a Pakistani roof, so we can't say which lasts longest.

Brighto doesn't say which region its price is for, and adds Rs 1,000 for shipping. Diamond doesn't say how many litres are in a gallon or drummy. Its data sheet gives both 13 to 15 m² per litre per coat and a 1 mm film, which don't match, so we haven't worked out a Diamond cost per sq ft.

We found no roof waterproofing product with a price on the Pakistani shops of Berger, Dulux or Nippon.

## How much does it cost to waterproof a 1,000 sq ft roof?

A 1,000 sq ft roof is 92.9 m². Brighto asks for one or two primer coats (its coating thinned 1:1 with water) and then at least three full coats, about 300 microns thick in total.

- **Material for three coats:** 92.9 m² × 3 coats ÷ 4 to 5 m² per litre = **55.7 to 69.7 litres**.
- **Cost at the 16 L price (Rs 924 a litre):** about **Rs 51,500 to Rs 64,400**, or Rs 52 to Rs 64 a sq ft. The primer coat and any crack repair are extra.

For Sikalastic-560, Sika gives 0.6 to 1.0 litres per m² in total, so about 56 to 93 litres for the same roof. Sika publishes no price.

**Labour.** The Pakistan Bureau of Statistics (PBS) tracks daily wages. In September 2026 a painter averaged **Rs 2,227 a day in Lahore**, Rs 1,912 in Karachi, Rs 2,299 in Islamabad and Rs 1,520 in Multan. An unskilled labourer averaged Rs 1,747 a day in Lahore and Rs 1,500 in Karachi and Islamabad. A mason, for crack and slope repairs, averaged Rs 2,461 in Lahore.

## What makes roof waterproofing fail?

The data sheets list the conditions their products need. Miss one and the coating is no longer applied the way the maker tested it:

- **A damp roof.** Brighto wants the surface moisture below 5%, measured with a meter. Sika's limit is 6%, with no moisture rising from below.
- **Rain too soon.** Brighto says not to apply if rain is forecast within days. Its coating takes 7 days to cure fully. Sika's becomes rain-resistant in about 4 hours at 30°C and fully cures in about 2 days.
- **A dirty or chalky surface.** Brighto says to remove loose old coating, chalk and dust, and to grind glazed, smooth surfaces. Diamond wants the roof sound, dry and free of oil, grease and mildew.
- **Too thin a coat.** Brighto's three coats are meant to build 300 microns. Thinning or skipping a coat leaves less film.
- **Cracks and joints left bare.** Sika lays a fleece reinforcement into the coating at cracks, joints and areas that move.
- **Wrong weather.** Diamond says not to apply below 10°C or late in the afternoon when it's humid. Sika's limits are 8 to 35°C and humidity up to 80%.

## Does roof heat proofing work?

A white roof coating reflects sunlight that a bare concrete slab would absorb. Sika rates its white Sikalastic-560 at **0.82 solar reflectance** when new, which meets the Energy Star roof level. Diamond says its Roof Coat **lowers interior temperatures by up to 10%**; that is the maker's claim.

We found no Pakistani study that measured how much cooler a room gets under a coated roof. People also search for heat proofing with foam sheets or roof tiles. We found no maker price list for those, so their cost is by quote.

**What we couldn't check:** Contractor rates per sq ft for waterproofing and heat proofing are undated quotes, so we haven't used them. No maker states a service life in years. Prices are each shop's price on one day, 20 October 2026; Diamond's gallon and drummy sizes aren't stated in litres. Brighto suggests using a professional waterproofing applicator.

For material only, three topcoats of Brighto's coating on a 1,000 sq ft roof work out to about Rs 52 to Rs 64 a sq ft, by our calculation from its data sheet and October 2026 price. Labour, repairs and the primer coat are extra.
